Get Up to €36,000 for Home Renovation in Greece – Everything You Need to Know About the New “Anakainizo” Program

By the end of May, the eligibility process for the new “Anakainizo” program is expected to begin. The program focuses primarily on renovation and less on the energy upgrade of older properties. The application submission process, as announced by the Deputy Minister of National Economy and Finance Νίκος Παπαθανάσης in an interview with Ertnews, will start on September 1.


The program, with a budget of 500 million euros, is the first in Europe to allow funding for the renovation of private residences that have been vacant for two years, in order to be rented out, as well as owner-occupied properties. It covers the renovation and energy upgrade of closed and older apartments, up to 120 sq.m., with a building permit issued before December 31, 1990.


Steps to be followed


The program is expected to be launched in two stages:


By the end of May, when the eligibility process will begin.

From September 1, when the application submission process will officially open for beneficiaries.


A significant change compared to previous programs is that the subsidy amount will be transferred to a dedicated account, allowing citizens to submit invoices and receive payments immediately, as clarified by Mr. Papathanasis.


Income criteria


The income criteria to determine eligibility are based on those of the “Spiti Mou 2” program:


Up to €25,000 for single individuals.

Up to €35,000 for couples, with an additional €5,000 for each child.

Up to €39,000 for single-parent families, with an additional €5,000 for each child beyond the first.


It is important to note that applicants who meet the criteria must also obtain an energy performance certificate before starting the application process in September.


Subsidy


The subsidy is granted per square meter, with a maximum of €300 per sq.m., while the total support per property can reach approximately €36,000.


The base subsidy rate ranges from 80% to 90% of the eligible cost, with an additional 5% increase for large families, households with disabilities, and properties located in island or mountainous areas.


The program places strong emphasis on renovation works, which are subsidized at higher rates, while energy interventions account for approximately 20% of the total expenditure.


Eligible works


Renovation works primarily include:


Plumbing and electrical installations.

Tile replacement and full bathroom renovation.

Painting and restoration of damages.

Energy-related interventions are also eligible, such as the installation of a solar water heater and the replacement of window frames, without requiring extensive energy upgrades.


However, these cannot exceed 20% to 30% of the total budget.

Finally, renovated vacant properties must remain occupied or available for long-term rental for at least three years. Similarly, owner-occupied properties must be used as the main residence for the same period.
