New Home Renovation Subsidy Program 2026: An Opportunity to Upgrade Homes with up to 90% Coverage – The Role of DM General Constructions

The new home renovation subsidy program expected to launch in 2026 introduces substantial changes to the way property owners can upgrade their homes. For the first time, the program also includes owner-occupied residences, significantly expanding the pool of beneficiaries and creating real conditions for the modernization of Greece’s aging building stock.

With extensive experience in comprehensive renovations and technical construction projects, DM General Constructions acts as a strategic partner for property owners who wish to take advantage of the program correctly, securely, and with measurable results.

Subsidy Amount and Calculation Method

The subsidy can reach up to €36,000 per residence, covering up to 90% of the total renovation cost.

The calculation is based on square meters, with a maximum limit of €300 per sq.m., while in all cases the total subsidy amount cannot exceed €36,000.

According to the current framework:

  • 60% to 90% subsidy for general renovation works

  • 20% to 40% for energy-related interventions, depending on the type and scale of the works

The program applies to residences:

  • up to 120 sq.m.

  • with a building permit issued by 31 December 1990

  • either vacant (unoccupied for at least two years)

  • or owner-occupied, provided all eligibility criteria are met

The inclusion of owner-occupied homes is considered a pivotal development, as it allows homeowners who already live in their property to receive funding for substantial renovation works for the first time.

Eligible Works – What Changes in Practice

Unlike previous programs, the new framework is not limited exclusively to energy upgrades. Instead, it clearly prioritizes general renovation works, covering interventions that were previously excluded from subsidy schemes.

Indicatively, the following works are eligible:

  • Plumbing and electrical installations

  • Tile replacement

  • Full bathroom renovation

  • Painting and restoration of wear and damage

Energy-related interventions remain eligible but will not exceed 20%–30% of the total budget. These may include, among others:

  • Installation of a solar water heater

  • Replacement of window and door frames

Importantly, these measures do not require extensive or complex interventions.

DM General Constructions undertakes the proper technical planning to ensure that all works are fully eligible and that the subsidy is maximized without unnecessary costs.

Income Criteria and Beneficiaries

According to current estimates, income thresholds under consideration include:

  • €35,000 for couples

  • with an additional €5,000 increase per child

No age restrictions are expected for applicants, and each owner will be able to submit applications for more than one property, provided all conditions are met.

Post-Renovation Obligations

For vacant properties, a key requirement will be mandatory occupation or rental for at least five years following completion of the works.

For owner-occupied residences, beneficiaries must continue to use the property as their primary residence for five years.

When the Platform Opens – Why Preparation Matters

The total budget of the program is estimated at €500 million, with the online application platform expected to open in February 2026.

Early preparation will be decisive. DM General Constructions provides:

  • technical property assessment,

  • renovation planning aligned with program limits,

  • accurate budgeting without cost overruns,

  • full, high-quality project execution.

The new renovation subsidy program is not merely financial support but a strategic opportunity to upgrade and add value to real estate assets. With proper planning and a reliable technical partner, the subsidy can be transformed into long-term value.
